Whenever you like to rent a house, apartment or studio in Chiang Mai, the rules are similar the same. Most owners sign only contacts for 12 month or higher, you still can ask if you like to rent for a less period, in most cases you can reduce the monthly rent if you do a longer contract.
After you decide what dream home you rent, you need to make a simple contract with the owner, best and more secure for you is if you rent your home through an agency, as in case there are some problems, they can clear it up more easy without court.
By signing the contact you will need in most cases to pay 3 installments, 2 for caution and 1 for the first rent. If you finish your (12 month for example) contract and there are no unpaid bills, the owner must give you the 2 installments back. Some owners don’t like to pay it back, that’s why you should do the contract only through an agency, as they will make sure you get your money back quickly.
Next to the monthly rent you have in most cases to pay for electricity, water, telephone, I-net etc. If your house is in a security (mooban) or your studio – apartment is in a condo, then you will be ask in most cases to pay a small fee for the security services, rubbish, street lights etc.
Best is always to ask first what is included and what excluded in the contact so you don’t get uninspected bills after you sign the contact.

If you can’t afford a high rent, the best option would be for you to move into a house in a mooban, more you go out of town, cheaper it goes. Most access roads around the city, allow you to be in town in 10 – 20 minutes with a distance from up to 20 km.
